Emergency Lighting

Damaged fittings, failed tests and incomplete records all need a clear next action. Work may also be needed when a property is divided, extended or put to a different use. A newly formed corridor or exit can change the requirement without any existing lamp having failed.

Tell us what needs doing

For landlords and property managers, establish whether the affected area belongs to an individual premises or a shared route. That boundary helps identify who authorises the work and how its records connect to the rest of the building.

What the work can include

The instruction can cover assessment, design, new fittings, replacement equipment, associated wiring and the relevant inspection and testing. Maintenance and fault investigation can address the existing system, with findings linked to identifiable fittings and areas.

We define whether the job is a local repair or a wider review. Making good around cable routes, ceilings and wall finishes is included explicitly where required. At completion, the client receives the agreed equipment information, test records and any outstanding recommendations.

Decisions that affect the result

An exit sign shows where to go; lighting makes the relevant route usable. Both functions need to be considered within the property's arrangement. A fitting that looks bright during normal use does not by itself establish the emergency performance needed.

Self-contained fittings and centrally supplied systems have different maintenance and compatibility requirements. Replacing one fitting calls for more than matching its appearance: the supply, controls and intended emergency function must suit the installation. Changes to the property's escape arrangements require the appropriate assessment before selecting products.

Assessment and preparation

Provide available drawings, fire-risk information relevant to the premises, test records and photographs of defects from a safe position. Explain recent building changes and any planned alterations. Identify the owner or manager responsible for shared areas and the person authorised to approve the work.

Access arrangements should cover tenants, visitors, trading hours and high-level fittings. Agree how furniture, stock or finishes will be protected during installation. If a room or area is unavailable, its inspection status and the next step should remain clear.

How the work proceeds

We establish the property requirement and review the existing installation. The resulting instruction identifies repairs, replacements or design work and the checks required afterwards. Where building alterations are involved, lighting positions and cable routes are coordinated with the layout and finishes before installation.

Testing is planned around the property's use. A functional check and a test of rated operating duration are different activities, so the record should identify which was completed. The arrangements also account for the emergency supply's recovery after testing and any necessary temporary measures.

Cost, timing and disruption

Price depends on the number and type of fittings, access, wiring, system condition and whether coverage needs redesign. A straightforward replacement differs from adding equipment along a new route. Existing records can reduce uncertainty, while hidden wiring or inaccessible areas may need further investigation.

Agree installation and testing windows with occupants. Work can affect ceilings, walls and access through the property, so protection and making good need a defined scope. The handover explains the completed work, the records supplied and any follow-up required to finish the wider requirement.

Sector and property applications

Residential block management needs shared stairs and circulation areas considered within the building's arrangements. Retail premises need work coordinated with trading and customer access. Hospitality involves guests unfamiliar with the layout, while offices may have shared and separately occupied spaces.

Frequently asked questions

Does every property need the same emergency-lighting arrangement?

No. The building's use, layout, relevant assessment and system design establish what is required. Copying the fitting layout from another property may leave the actual routes and risks unaddressed.

Can one faulty light be replaced?

Yes. The replacement needs to be compatible with the system and required function. The work record should also identify any separate issue found during the repair.

Do working normal lights prove emergency operation works?

No. Normal and emergency operation are different functions. The relevant tests are needed to check the emergency arrangement and record its result.

Can installation take place while tenants are present?

Access, disruption and any temporary arrangements are planned before work. The instruction identifies affected areas and how occupants will be informed, rather than assuming all spaces are available at any time.

Knowledge and guidance

Read how often emergency lights should be tested. For relevant commercial premises, the government's fire-risk assessment guide for offices and shops explains the role of escape lighting. Other property uses need the guidance and assessment appropriate to their setting.
