Decoration may involve local making-good after repairs or a wider internal or external redecoration. The condition of walls, ceilings, woodwork and metalwork determines what preparation and coating compatibility need to be considered.

The intended colour and sheen should be specified directly. Photographs are useful context, but they do not confirm the finish or the underlying surface condition on their own.

Explain the requirement

• Identify the rooms, surfaces or external areas concerned.
• Describe marked, peeling or flaking finishes.
• Provide any known coating, colour and sheen information.
• Explain occupancy, access and whether the work needs to be carried out in phases.

If moisture, mould or corrosion has affected the coating, the underlying cause needs to be understood before painting is treated as the solution.

Agree preparation and boundaries

The instruction should distinguish preparation and coating systems from the final decorative finish. Wallpaper installation is separately authorised where it is outside the agreed work. Structural, fire-rated, hazardous-material or regulated elements need appropriate specialist review.
