Understanding the damage

General building repairs address damage and deterioration to walls, ceilings and external fabric, including making good after leaks or other works. Black & White Property Services supports commercial clients, property managers, landlords and suitable domestic customers with property repairs assessed for the particular instruction.

A repair needs to account for what is damaged, the likely cause, nearby finishes and how the space is used. Covering or patching a defect does not resolve an active source of damage.

Repairs that may be needed

Depending on the condition and agreed scope, work may include:

  • Local wall and ceiling repairs.
  • Making good after leaks or work by other trades.
  • Repairing impact or vandalism damage.
  • Crack repairs within the agreed scope, with structural concerns referred for specialist investigation.

If cracking, staining or failed finishes return after patching, the cause and the repair need to be considered separately. Structural concerns or continuing water ingress may need further investigation before the repair can be defined.

Information for an enquiry

Describe the affected area, what has happened, whether the condition is changing and how it affects use of the property. Add available photographs, earlier repair information and access constraints.

The assessment separates the damaged area from surrounding making good and any specialist investigation. The visible condition alone does not confirm the final repair method or price. Scope, assumptions, exclusions, responsibilities and price basis are agreed before commitment; additional work requires separate authority or quotation.

Agreeing delivery and follow-up

Work is delivered directly where the required competence, capacity, insurance and permissions are held. Specialist or regulated work may be delivered by approved suppliers or subcontractors, with the responsible delivery party confirmed for the instruction. Structural and certification-dependent elements require an appropriately competent specialist.

Completion information should identify the repaired areas, finishes and any outstanding issues. An enquiry does not create a booking, response-time commitment or guaranteed outcome.
