Fault Finding and Diagnostics

Fault finding is the investigation needed to establish why something is not working properly. Diagnostics uses suitable checks and tests to distinguish the likely causes and define the work needed.

Tell us what needs doing

Give the repair a reliable starting point

Water staining, intermittent loss of power or equipment that stops unexpectedly can have several causes. The visible symptom alone may not identify which part needs attention.

We look at when the problem happens, where it appears and what has already been tried. The outcome is a clearer repair requirement or a specific next investigation, with uncertainty explained in ordinary language.

Who this is for

For businesses, landlords, property managers and suitable home requirements where a fault is recurring, unclear or difficult to reproduce. It also helps assess whether a proposed replacement addresses the actual problem.

What the service covers

We agree the affected property area or equipment and the investigation to undertake. You receive findings, relevant observations and the next repair or investigation recommendation. Opening up and making good are included explicitly where required.

Typical activities

Review the symptoms, inspect accessible areas, check relevant equipment information and carry out appropriate tests. A leak investigation, for example, may need to distinguish the point where water appears from the route by which it entered.

How the investigation works

Describe the problem and previous work. We agree access and the initial investigation, examine the evidence and explain what the findings support. Repairs or wider investigations follow a clear scope and authorisation.

Access and preparation

Provide the address, affected rooms, timing and photographs from a safe location. Explain whether the problem follows rain, equipment use or another event. Agree access to adjoining areas and any opening up before work starts.

Responsibility and safety

Do not dismantle equipment or expose concealed services to help identify a fault. The appropriate trade plans the investigation and necessary controls. HSE maintenance guidance explains the role of suitable competence and preparation for equipment work.

Priorities and response

Active danger needs the appropriate emergency response. For routine diagnostics, we agree the initial scope and report timing. If findings reveal a different concern, we explain its effect and the next action through the authorising contact.

Property and work records

Records describe the reported symptom, inspected area, conditions, tests and findings. Keeping observations separate from the suspected cause helps owners and occupants understand what is established and what still needs checking.

What affects the price?

Access, intermittent symptoms, test methods, concealed areas and specialist input affect the investigation. A diagnostic attendance is work in its own right. We explain its scope and what further work would achieve before extending the instruction.

Completion and follow-up

The handover explains the evidence and next step. This may be a defined repair, an observation period or further access. Any disturbed area and agreed making good are accounted for, together with remaining restrictions or actions.

Outcomes and our approach

You receive an understandable basis for repair decisions. We investigate the property problem before treating a suspected component or visible stain as the complete explanation.

Sectors and property uses

Managing agents need findings clear enough to approve the next work. Residential blocks may require access across responsibility boundaries. Hospitality premises need equipment-use patterns understood. Explore all sectors.

Locations we cover

Work can be arranged across Northumberland, Tyne and Wear, County Durham and Tees Valley, including Newcastle, Gateshead, Sunderland, Durham, Darlington and Middlesbrough. Access and the conditions causing the fault help determine the visit plan. View all locations.

Frequently asked questions

Can a photograph establish the cause of a leak?

It can show the location and visible damage, but the entry point or concealed route may need investigation. Describe when the water appears as well as sending the photograph.

Will the property need opening up?

Some investigations need access beyond visible surfaces. We explain the proposed opening, permission and making good before that work is agreed.

What if nothing fails while you are there?

The report records the checks and conditions observed. We identify what information or follow-up would help investigate an intermittent fault instead of assuming the problem has disappeared.

Is diagnosis charged even if no part is replaced?

Yes, where diagnostic work is the agreed instruction. The work is the investigation and findings; a replacement or repair is a separate outcome that may follow.
